Restore or replace — and who decides
Insurance adjusters weigh the cost of restoring an item against the cost of replacing it. That maths works in your favor more often than people expect, because professional restoration is frequently cheaper than replacement — and because replacement value does not account for the things that cannot be bought again. A dining table from a grandparent and a comparable table from a store are not the same object.
Our job is to establish which items are restorable, document the ones that are not, and give you and your adjuster an accurate picture instead of a blanket write-off.
How pack-out works
Every item is photographed and entered on an itemized inventory before it moves, with condition noted. Items are barcoded or tagged, packed by room, transported and stored in a secure climate-controlled facility. Restorable items are cleaned off site while the property is repaired. When the structure is finished, everything is moved back and placed by room.
Pack-out makes sense when the affected area is too large to work around, when contents need methods that cannot be performed on site, or when demolition would expose belongings to further damage.
Methods by material
- Hard contents — ultrasonic cleaning uses high-frequency cavitation to lift residue from detailed and hard-to-reach surfaces. Effective on kitchenware, tools, fixtures, toys and decorative items.
- Textiles and soft goods — specialized laundering and dry cleaning with deodorization, which is different from a home wash cycle and recovers a great deal of what looks lost.
- Upholstery and rugs — deep extraction, controlled drying and odor treatment; area rugs are usually handled off site.
- Electronics — corrosion-focused cleaning before anything is powered on. Soot residue is conductive and acidic, and applying current accelerates the damage.
- Documents and photographs — freeze-drying arrests deterioration and allows recovery of paper items that would otherwise be lost, provided they are stabilized quickly.
- Art, instruments and specialty items — referred to appropriate conservators rather than treated as general contents.
Documentation for your personal property claim
Your contents claim is settled off an inventory. A vague list produces a vague settlement. We provide itemized documentation with photographs, condition notes and disposition for every item, which is the difference between recovering what your belongings were actually worth and accepting an estimate.
Restore or replace is an arithmetic question
For every affected item there is a cost to clean it and a cost to replace it, and the right answer is whichever is lower — except where the item is irreplaceable, in which case restoration is attempted regardless of the arithmetic.
Cleaning generally wins on furniture of real quality, on electronics, on anything custom or built to order with a long lead time, and on the whole category of things that have no replacement value but enormous personal value. Replacement generally wins on mass-market soft goods, on items that were near the end of their life anyway, and on anything porous that was exposed to Category 3 water.
We give you the comparison rather than making the decision for you, because the sentimental weight of an object is not something we can assess from the outside.
The cleaning methods and what each is for
Ultrasonic
Items are immersed in a tank where high-frequency sound generates microscopic cavitation bubbles that collapse against the surface, lifting contamination out of detail and crevices that no cloth reaches. It is the right method for hard, non-porous goods — kitchenware, glassware, metal fixtures, tools, blinds, toys, ornaments — and it is dramatically more effective on smoke residue than hand cleaning.
Hydrocarbon and specialist textile washing
Soft contents affected by smoke or contaminated water are processed in systems that use hydraulic action and specialist detergents to flush contamination out of fabric rather than redistributing it. Clothing, bedding, soft toys, curtains and many upholstered pieces that would previously have been written off can be recovered this way, including from Category 3 exposure in many cases.
Hand cleaning
Furniture, wood, leather and anything too large or too delicate for immersion. Slower, and unavoidable.
Document and photograph recovery
Wet paper is a race. Vacuum freeze-drying — freezing the material and then subliming the ice directly to vapour under vacuum — recovers documents, books and photographs that would be destroyed by ordinary air drying. Getting affected paper frozen quickly buys the time to do it properly, and it is the single most useful thing that can be done with wet documents in the first 48 hours.
Electronics: do not turn it on
This is the most valuable sentence on this page. If a device has been exposed to water, smoke or heat, powering it up is what destroys it.
Smoke residue is acidic and hygroscopic — it draws moisture out of the air and holds it against circuitry, and corrosion begins within days and continues indefinitely until the residue is removed. Applying current to a board with conductive residue on it creates shorts. A device that is dead-cold and contaminated is frequently recoverable; the same device after someone tried it is frequently not.
Leave it off, leave it unplugged, and let it be assessed and cleaned by someone with the right process.
Inventory discipline
Every item is inventoried with photographs and condition notes before processing, tracked through cleaning, and reconciled on return. Items assessed as non-salvageable are documented to the same standard before disposal, because that record is what your contents claim settles against.
Where an item cannot be fully restored we say so before it comes back, rather than returning it and letting you find the residual damage yourself.
The items people ask about most
Wedding dresses and christening gowns. Frequently recoverable even from smoke and contaminated water, and worth attempting regardless of the arithmetic. Do not attempt to clean or dry it yourself first — the most common reason these are unrecoverable is a well-meant wash at home.
Musical instruments. Pianos, string instruments and brass all respond badly to humidity swings and need controlled conditions immediately rather than eventually. Specialist restoration is usually a separate trade and we will bring in the right person rather than pretending otherwise.
Firearms. Corrode fast after water or smoke exposure and need oiling and attention within days.
Artwork and framed photographs. Remove from frames only if the surface is not adhering to the glass. If it is stuck, leave it and let a conservator separate it — pulling it apart destroys the image.
Vinyl records, film and negatives. Recoverable if kept wet and cool rather than allowed to dry stuck together.
The realistic limits
Some things do not come back. Particleboard and MDF furniture delaminates once it is wet and cannot be restored. Mattresses and upholstered furniture exposed to Category 3 water are removed as a matter of protocol. Items with deep, set-in charring are structurally gone. Heavily corroded electronics past a certain point are not economically recoverable even when they are technically recoverable.
We would rather tell you an item is finished at the assessment than take it away, charge to attempt it, and return it in the same condition six weeks later.
