Why soot has a deadline

Smoke residue is acidic. Within hours it begins etching glass, chrome, aluminum, marble and finished surfaces. Within days it permanently discolors porous materials, plastics, fabrics and painted finishes. Within weeks it corrodes wiring, electronics and metal fixtures. The scope of a smoke job is therefore partly a function of how quickly cleaning starts — delay converts cleanable items into replaceable ones.

Matching the method to the residue

Using a wet cleaner on dry soot smears it into the surface and sets the stain. Using a dry method on wet smoke accomplishes nothing. Identifying the residue type is the first thing we do.

  • Dry smoke — fast, hot fires. Fine and powdery. Removed with HEPA vacuuming, chemical sponges and dry methods before any liquid touches the surface.

Our process

We assess residue type and map affected areas, including rooms with no visible damage, since smoke migrates on pressure differentials. Contents are triaged and packed out where off-site cleaning is needed. Every affected surface is cleaned with the appropriate method, working top-down. The HVAC system and ductwork are cleaned, because a contaminated system redistributes odor through the property every time it cycles. Non-salvageable porous materials are removed. Remaining structural surfaces are sealed where appropriate, and the job finishes with hydroxyl or ozone treatment.

The HVAC step people skip

During a fire, the air handler pulls smoke into the return and distributes it through every duct run in the building. The system becomes a reservoir. Clean every wall in the house, leave the ducts alone, run the AC in July, and the smell is back. Duct and coil cleaning is not optional on a smoke job.

Why smoke keeps causing damage after the fire is out

Fire damage stops when the fire stops. Smoke damage does not — it continues actively for as long as the residue is in the building, and the timeline is faster than most people expect.

Within hours, acidic residue begins etching glass, marble, chrome and porcelain. Within days, metals begin corroding and plastics begin to discolour permanently. Within weeks, the discolouration of walls, ceilings and grout stops being cleanable and becomes a refinishing job. Uncoated metal, electronics contacts and appliance components are the first casualties.

This is the entire reason smoke work is urgent even when the visible damage looks stable. Every week of delay converts cleanable surfaces into replaceable ones and grows the claim.

The HVAC system is the distribution network

If the system ran during or after the fire, smoke is in the ductwork, on the coil, in the blower housing and in the filter media — and every subsequent cycle redistributes it into rooms that were never touched by the fire. It is the reason a bedroom at the far end of a house smells of smoke when the fire was in the kitchen.

The system stays off until it has been addressed. Ducts are cleaned, the coil and blower are cleaned, filters are replaced, and where residue has penetrated flex duct interior the duct is replaced rather than cleaned, because flex duct interior does not clean reliably.

Cleaning is matched to residue type

Using the wrong method makes the damage permanent, which is why identifying the residue comes before touching anything.

Dry smoke from fast, hot, high-oxygen fires leaves a powdery residue that must be dry-cleaned first — HEPA vacuuming and chemical sponge — because introducing moisture turns the powder into a smear that sets into the surface.

Wet smoke from slow, smouldering, low-oxygen fires leaves a sticky, dense, strongly odorous residue that requires solvent-based cleaning and considerable mechanical effort.

Protein residue from cooking fires is nearly invisible, coats everything as a thin varnish, and needs degreasing agents.

Fuel-oil soot from furnace puff-backs is heavy, greasy and stains aggressively.

Most real fires produce more than one type in different parts of the property, so a single method applied throughout will fail somewhere.

Why household cleaning makes it worse

Wiping dry residue with a wet cloth drives it into the surface and sets it. General-purpose cleaners on acidic residue can react and etch. Vacuuming with a domestic vacuum lacking HEPA filtration blows fine particulate straight back into the air and into rooms that were clean.

The most common version of this we see is a homeowner who spent a weekend scrubbing walls that could have been cleaned, and now needs them sealed and repainted.

Sealing before finish

Where residue has penetrated framing, subfloor or substrate that stays in the building, those surfaces are sealed with a shellac-based product after cleaning and before any new finish goes on. Paint over unsealed smoke-affected substrate will let odour through within months and the whole surface has to be redone.

Where smoke goes that nobody looks

Smoke follows air, and air goes everywhere in a building. The result is that smoke residue is found consistently in places well away from the fire, and a job scoped only to the visibly affected rooms will leave odour behind.

The reliable hiding places: inside wall cavities via outlet and switch boxes, which is why receptacles in unaffected rooms often smell; the attic, reached through ceiling penetrations and can lights; inside closets and drawers, where still air holds residue and where soft goods absorb it; on top of upper cabinets and behind appliances; inside the HVAC plenum and returns; and in carpet cushion, which acts as a filter for airborne particulate for as long as the air keeps moving through the house.

Part of the assessment is checking those locations specifically rather than scoping to what is visible, and it is the main reason a professional smoke scope looks larger than a homeowner expects.

Timeline and what determines it

A small contained fire with limited smoke spread is typically a matter of days. A whole-house smoke event with HVAC contamination and contents processing runs weeks, and the contents work usually runs longer than the structural work because ultrasonic and textile processing is a queue.

The variable that moves the timeline most is how quickly the work starts. Residue that has been in place a week cleans; residue that has been in place two months has bonded, etched and corroded, and the cleaning scope becomes a refinishing and replacement scope.
