Why air fresheners and ozone alone fail

Odor molecules originate from a physical source: soot residue, microbial growth, decomposed organic material, urine salts. Masking agents add a second smell on top. Ozone and hydroxyl treatment neutralize odor compounds in the air and on exposed surfaces — genuinely useful, but only as a final step. Run over an untreated source, the source keeps producing and the smell comes back in a few weeks. That gap is why so many people conclude "the smell can't be removed." It can; it just has to be done in the right order.

The sequence

  1. Find the source. Moisture meters, thermal imaging, UV inspection for organic contamination, and physical inspection of cavities, subfloor and duct runs.
  2. Remove what holds it. Porous materials that have absorbed odor — carpet, pad, contaminated insulation, affected drywall, in severe cases subfloor.
  3. Clean every affected surface with the method appropriate to the contaminant.
  4. Decontaminate the HVAC system. Ducts, coil and blower, because the system stores and redistributes odor with every cycle.
  5. Seal where required. Shellac-based sealers lock in residual odor in framing and subfloor that cannot be removed.
  6. Treat the air. Hydroxyl generators work safely in occupied spaces over a longer period; ozone works faster and more aggressively but requires the space to be unoccupied, including pets and plants. Thermal fogging can reach voids that other methods cannot.

Odor types we handle

  • Smoke and fire — residue-driven, requires physical removal, duct cleaning and usually sealing.
  • Musty and mold odor — a symptom of active growth or damp materials. Deodorizing without remediation is treating the alarm instead of the fire.
  • Sewage and organic — bacterial. Requires removal of contaminated porous material, disinfection, then air treatment.
  • Pet odor — urine salts penetrate carpet, pad, subfloor and even concrete slab, and reactivate with humidity. Frequently requires enzyme treatment and sealing at the subfloor level.
  • Vacancy odor — stagnant air, dry P-traps and dust, usually resolved with ventilation, cleaning and HVAC servicing.

Odour is a material problem before it is an air problem

The single most common failure in odour work is treating the air while leaving the source in the building. Air treatment neutralises what is airborne right now. If the material producing the odour is still there, the smell returns within days — and it returns most strongly in warm, humid weather, because heat and moisture drive volatiles out of materials faster.

The sequence that actually works is four steps, in order: remove the source, clean every affected surface, seal what remains, then treat the air. Skipping straight to step four is why ozone machines have a mixed reputation.

The four odours that behave differently

Protein

From a kitchen fire, a failed freezer or organic decomposition. Almost invisible — a thin, greasy film that coats everything including surfaces well away from the source — and disproportionately offensive. It requires degreasing detergents and full surface cleaning; air treatment alone does essentially nothing.

Smoke

Combustion residue penetrates porous materials and lodges in the HVAC system, and the HVAC system then redistributes it every time the unit runs. Duct cleaning and coil work is not optional on a smoke odour job.

Pet urine

Urine dries into uric acid crystals that are not water-soluble. They sit in carpet cushion, in subfloor and in the tack strip, dormant, until humidity rises — then they release again. This is why a house smells fine in February and unbearable in July. Cleaning with water and detergent temporarily masks it. The crystals require enzyme treatment that breaks them down, applied to the actual affected depth, which frequently means pulling carpet and treating or sealing the subfloor.

Tobacco

Decades of cigarette smoke leaves a tar film on every surface and saturates drywall paper, ceiling texture and insulation. Long-term smoker properties are the hardest odour jobs we do and usually require full surface cleaning, sealing of ceilings and walls, HVAC remediation, and replacement of soft goods.

Hydroxyl versus ozone

Both oxidise odour compounds. The operational difference matters more than the chemistry.

Ozone is more aggressive and faster, and it is unsafe to breathe. The space must be fully vacated — people, pets and plants — for the treatment and an airing-out period afterward. It also degrades rubber and some plastics over long exposures.

Hydroxyl generators work more slowly but are safe to run in occupied space, so treatment can continue for days while the household stays in the house and while other restoration work proceeds. For most residential jobs that is the better trade, and it is what we default to unless the property is empty and speed matters.

Thermal fogging reproduces the behaviour of smoke — a heated deodorising fog penetrates the same cracks, cavities and porous materials that smoke reached. It is a targeted tool for fire jobs, not a general-purpose one.

Sealing

Where odour has penetrated framing, subfloor or substrate that cannot be removed, a shellac-based sealer locks the remaining volatiles into the material. This is a standard step on fire and decomposition work and it is the step most commonly omitted by crews working to a low price.

How we verify

Odour cannot be measured with an instrument the way moisture can, so verification is procedural: confirm the source is gone, confirm surfaces are cleaned, then let the property sit closed and warm for a period before re-assessing with a nose that has not been in the building. If it comes back after a warm, closed weekend, it was never gone. We would rather find that ourselves than have you find it in August.

Odour in the HVAC system

If a property has an odour that returns whenever the air conditioning runs, the system is the reservoir. Residue, biological growth on the evaporator coil, contaminated filter media and material lodged in the ductwork all recirculate every cycle, and no amount of cleaning elsewhere in the building will fix it.

Addressing it means cleaning the ducts, the coil, the blower housing and the plenum, replacing filters, and replacing flex duct where residue has reached the interior lining — because flex duct interior does not clean to a standard you can rely on. On properties with a history of moisture in the system, an ultraviolet coil treatment is worth considering as a preventive measure afterward.

Odour in new properties, and what it usually is

Not every persistent smell is a restoration problem. Before committing to treatment we check for the ordinary explanations, because they are common and fixing them costs almost nothing.

Dry P-traps in unused bathrooms and floor drains let sewer gas straight into the room, and refilling the trap solves it in ten seconds. A blocked or improperly terminated plumbing vent produces the same smell more persistently. Condensate lines that have grown biological material produce a sour smell whenever the system runs. A dead rodent inside a wall cavity or duct run produces a strong odour that resolves on its own in two to four weeks and can be located and removed sooner.

Ozone is effective but must be used in an unoccupied space — people, pets and plants out — followed by a ventilation period before reoccupancy. Where a property must stay occupied, hydroxyl generators are the safer option and work over a longer treatment window.

Source removal and cleaning is typically one to three days depending on scope, followed by 24 to 72 hours of air treatment. Severe smoke and sewage jobs run longer, particularly where sealing is required.

Not when the source has been removed. Odor recurs when treatment was applied over untreated residue or ongoing moisture — which is why we do not treat the air until the source is gone.

Usually, yes. Urine salts penetrate porous concrete and reactivate with humidity, so it takes enzyme treatment, sometimes grinding, and a sealer. It is more involved than carpet, but it is not a lost cause.
