Why floodwater is treated completely differently
Restoration classifies water by contamination level, and floodwater and sewage sit at the top of that scale. Category 3 water carries bacteria, viruses, parasites, and whatever chemicals, fuel and organic material it collected on the way in. The health risk comes from contact and from aerosolized contaminants, which is why the response is built around containment as much as removal.
The practical consequence is that porous materials do not get dried and saved. Carpet, pad, particle board, insulation, mattresses, upholstered furniture and drywall below the contamination line are removed and disposed of. Drying contaminated porous material leaves you with a dry contaminated material, which is not an improvement.

Containment and safety
The affected area is isolated, HVAC serving it is shut down so contaminants are not distributed through the building, and crews work in full PPE. Electrical hazards are addressed before anyone enters standing water.
Extraction and solids removal
Contaminated water and solids are removed with dedicated equipment. Volume out is documented for the claim.
Controlled demolition and disposal
Affected porous materials are cut out, bagged inside containment and disposed of according to regulation. Drywall is typically removed to a defined height above the contamination line so the cavity can be cleaned and dried.
Cleaning and disinfection
All remaining surfaces — framing, subfloor, concrete, metal — are cleaned and treated with EPA-registered antimicrobials. HEPA air scrubbers run throughout to capture airborne particulate.
Structural drying
Once the area is clean, standard drying applies: air movers and dehumidifiers to a calculated load, monitored daily against dry standard readings.
Rebuild
Insulation, drywall, flooring and trim replaced, and where drainage or a plumbing defect caused the event, we will tell you plainly what needs to change to stop it recurring.
Sewage backups specifically
A backup usually means a blockage or failure downstream of the property — a clogged lateral, root intrusion, a collapsed line, or a municipal main surcharged during heavy rain. Stop using water in the building immediately, because every flush and every drain adds to the volume. Keep people and pets out of the affected area, and do not attempt to clean it with household products.
Flood insurance versus homeowners insurance
This distinction catches a lot of people. Standard homeowners policies generally exclude flooding — meaning water that enters the property from outside, including rising surface water and overflowing creeks. That requires a separate flood policy, typically through the NFIP or a private carrier.
Sewage backup is different again: it is commonly excluded from base policies but available as an inexpensive endorsement, and it is one of the best value add-ons in residential insurance if you are on an older line or downstream of mature trees. Water that enters from a burst interior pipe is a standard covered loss, not a flood. Because coverage turns on where the water came from, establishing the source correctly and documenting it matters.
Flood water is a contamination problem, not a water problem
Water that has crossed the ground before entering a building is Category 3 under the industry standard — grossly contaminated. It carries whatever it has travelled through: lawn chemicals, fuel and oil from roadways, animal waste, agricultural runoff, and in an urban flood, the contents of the sanitary sewer system, because storm volume overwhelms sewer capacity and the two mix.
This changes the entire scope. On a clean-water loss the goal is to save materials. On a flood, the goal is to remove contaminated materials safely, decontaminate what remains, and then dry a structure that is clean.
What has to come out
Porous materials that absorbed contaminated water cannot be reliably disinfected, because disinfectants act on surfaces and contamination is inside the material. Removed as standard: carpet and cushion, all fibrous insulation, particleboard and MDF cabinetry and furniture, upholstered furniture and mattresses, and drywall to a documented height above the visible water line — because water wicks upward through gypsum well past where it is visible.
Semi-porous materials such as framing, plywood and concrete can usually be saved through aggressive cleaning and antimicrobial application, since contamination stays closer to the surface. Non-porous materials clean and disinfect reliably.
The scope looks severe. It is severe because leaving contaminated porous material in a building creates a mold and bacterial problem that will outlast the flood by years.
The sequence
Extraction of contaminated water with dedicated equipment. Removal and bagged disposal of affected porous materials. Cleaning of all remaining surfaces — physical removal of soil, because disinfectants do not work through mud. Application of an EPA-registered antimicrobial to exposed structure. Only then, structural drying, with air movement and dehumidification and daily readings against a dry standard. Then verification, then rebuild.
Running the dryers before the decontamination is finished simply moves contaminated aerosols around the building.
The insurance reality, and it is a hard one
Standard homeowners policies exclude flood. Rising surface water, overflowing creeks and street flooding entering a property are covered by separate flood insurance, generally written through the National Flood Insurance Program or a private equivalent. Many DFW households discover this only after a flood, and outside mapped high-risk zones most properties do not carry it.
Sewer and drain backup is a different exclusion, covered by a specific endorsement that is inexpensive and commonly omitted. Water that comes up through floor drains and fixtures during heavy rain is typically a backup event rather than a flood event, and the distinction determines which coverage applies — so it is worth establishing early rather than assuming.
NFIP policies also have their own rules, including a 30-day waiting period on new coverage and separate limits for building and contents, with basement coverage restricted.
Health precautions while you wait
Do not walk through flood water without waterproof boots and gloves, and keep children and pets out of it entirely. Do not use a household vacuum on it. Do not run the HVAC system if flood water reached the ducts or the equipment. Wash thoroughly after any contact. If you have an open wound, stay out of the water — and if you develop symptoms after exposure, mention the flood contact to a doctor, because it changes what they look for.
