Metals go to recycling, electronics go to certified e-waste processing, usable furniture and household goods are routed to donation where appropriate, and construction debris goes to facilities that recycle what they can. It costs a little more effort and it is the right way to do it.

Where the material actually goes

Everything leaving a property gets sorted rather than trucked straight to a landfill. It costs us more time and it is the right way to do the work.

Donation. Furniture, appliances in working order, household goods, clothing and building materials in usable condition go to Metroplex charities. Where the receiving organisation provides a receipt, we pass it to you — donated goods may be deductible and the paperwork is worth having.

Recycling. Metals, cardboard, clean untreated wood, concrete and masonry all have recycling streams in DFW and we use them.

Electronic waste. Televisions, monitors, computers and batteries contain heavy metals and are not landfill items. They route to certified e-waste processing.

Appliances with refrigerant. Refrigerators, freezers and air conditioners require refrigerant recovery by certified technicians under federal rules before disposal. We handle it correctly rather than cutting the line in the driveway.

Landfill. What genuinely has no other route.

What we cannot take

Some material requires licensed hazardous waste handling and no general junk removal company should be taking it: paint and solvents, motor oil, fuel, pesticides and pool chemicals, asbestos-containing material, and medical sharps. Most DFW cities run household hazardous waste drop-off programmes, and we will tell you where yours is rather than quietly loading it and creating a problem for everyone downstream.

How pricing works

Junk removal is priced by the volume your material occupies in the truck — typically quoted as a fraction of a full load — with adjustments for material that is unusually heavy, requires disassembly, or has to come down stairs or from a second floor. Concrete, dirt, roofing tear-off and tile are weight-limited rather than volume-limited because a small pile can exceed a truck's rating.

You get a firm price after we see the material, before any of it is loaded. We do not start work and then revise the number.

Crew versus dumpster

A roll-off dumpster is cheaper per cubic yard and it is the right answer if you have time, physical capability and a place to put it. It also means you are doing the lifting, your driveway has a container on it for a week, some HOAs require a permit, and you are responsible for sorting.

A crew costs more per yard and the job is finished the same day, with the sorting, recycling and donation runs handled. For estate clear-outs, tenant turnovers, elderly clients and anything on a deadline, the crew is usually the better value even though the per-yard number is higher.

The jobs we do most

Estate clear-outs. Usually after a death, usually on a probate or listing deadline, always with the possibility that something valuable or sentimental is inside a box that looks like refuse. We sort rather than bulk-load, and we set aside documents, photographs and anything that looks like it matters for the family to review.

Property turnover. Tenant abandonment, eviction clear-outs and pre-listing clean-outs, where the unit needs to be rent-ready or photograph-ready on a date rather than eventually.

Post-renovation debris. Tear-out material, old cabinetry, flooring and fixtures.

Garage, attic and storage units. Including units that have been paid for a decade longer than anyone intended.

Post-loss debris. Fire and water losses generate large volumes of non-salvageable material, and on those jobs the inventory and photographs matter as much as the hauling — discarded items need a record before they leave if your claim is going to pay for them.

What the job actually looks like

You point, we carry. That is the practical difference between hiring a crew and hiring a container: nothing needs to be moved to the kerb, staged in the driveway or brought down the stairs by you. Items are removed from wherever they are — attic, second floor, back garden, storage unit — and the space is swept before we leave.

Most jobs are same-day or next-day. We give you a two-hour arrival window rather than a full day, call ahead when we are en route, walk the material with you, and quote a firm price before anything is loaded. If you decide the number is wrong for you, we leave and there is no charge for having come out.

Working around tenants, HOAs and deadlines

A great deal of this work runs on somebody else's clock. Apartment turnovers have a lease date. Probate sales have a listing date. HOA violation notices have a compliance date, and in most DFW communities the fine accrues weekly until the property is clear.

Those jobs get scheduled against the deadline rather than against our convenience, including weekends where that is what the date requires. For managed properties we can work from a unit list and a key rather than needing someone on site, provide before-and-after photographs of each unit for your records, and invoice against a purchase order if that is how your organisation buys.
