Why extraction comes before everything
Industry practice holds that removing water in liquid form is roughly 1,200 times more efficient than removing the same water as vapor through dehumidification. That ratio is the whole argument. Every gallon extracted on day one is a gallon your dehumidifiers never have to pull out of the air, which shortens the drying schedule, reduces equipment, and cuts the window in which mold can start.
It also limits spread. Water migrates continuously along the path of least resistance — under walls, beneath cabinets, into adjacent rooms and down through floor assemblies. Extraction stops the affected area from growing.
How we extract
Truck-mounted units
The highest-capacity option, used for large volumes and Category 3 water where the recovery tank stays outside the building. Continuous operation without stopping to empty.
Portable extractors
Used for upper floors, tight access and areas a hose run cannot reach efficiently.
Weighted extraction tools
Body weight drives water up through carpet and pad, pulling far more water than suction alone. This is often what determines whether pad can be saved.
Submersible pumps
For deep standing water in crawlspaces, garages and pits, before extraction tools are used on the remainder.
Specialty tools
Hardwood floor drying mats and injection systems pull moisture from between boards and from the subfloor without removing the floor — frequently the difference between refinishing and replacing.
What happens next
Extraction is the beginning, not the end. Once free water is gone, moisture remains bound inside materials — drywall, framing, subfloor, insulation — and that requires controlled structural drying with air movement and dehumidification, monitored daily. A property that has been extracted but not dried still has a mold clock running.
The equipment, and why the choice matters
Extraction is not one machine. What we bring depends on how much water there is, what it is sitting in, and how far it has to travel to get out of the building.
Portable extractors
Compact units carried to the affected area, typically producing 100–200 inches of lift. They are the right tool for upper floors, tight interiors and buildings where running hose to the street is impractical — which describes most two-story homes in Frisco, Plano and Prosper. Their limitation is tank capacity and dump cycles.
Truck-mounted extraction
Far more powerful vacuum and continuous discharge, so there is no stopping to empty. On a large ground-floor loss this removes water several times faster than portables and it is what we reach for when volume is the constraint rather than access.
Submersible pumps
Once standing water is more than roughly two inches deep, pumping first is simply faster than vacuuming. Pumps clear the bulk volume, then extraction takes over for the water bound in carpet, pad and hard-surface seams that a pump physically cannot reach.
Weighted extraction tools
A self-propelled or stand-on tool that uses operator weight to compress carpet and cushion against the extraction head. Compression is the point — it squeezes water out of the pad rather than skimming the carpet face. On a Class 2 loss with saturated cushion, the difference between wand extraction and weighted extraction is often the difference between saving the pad and tearing it out.
Hard-surface and sub-floor tools
Water under vinyl plank, laminate or engineered wood does not respond to surface extraction because the surface is not permeable. Specialty mat systems create a vacuum seal on top of the floor and draw moisture up through the assembly. For water beneath tile on a slab, extraction from the perimeter and through drilled access points is often the only path that does not require demolishing the finish.
What extraction cannot do
We are direct about this because it prevents an expensive misunderstanding. Extraction removes free water — water that will move when you apply vacuum. It does not remove bound water, the moisture that has been absorbed into gypsum, framing, subfloor and insulation. That fraction comes out only through controlled evaporation and dehumidification over days.
A property that has been extracted feels dry underfoot and is not dry. Materials read wet on a meter, the cavity behind the baseboard reads wet, and the mold clock is still running. Extraction shortens drying; it does not replace it.
Category changes the plan entirely
Clean water from a supply line is Category 1 and most materials are candidates for drying in place. Water that has picked up contamination — from a dishwasher, a washing machine, or simply from sitting long enough to degrade — is Category 2, and carpet cushion is typically removed rather than dried. Sewage, ground-surface flooding and any water carrying human waste is Category 3, and porous materials come out. Extracting Category 3 water with equipment that will later touch a clean loss is a cross-contamination problem, which is why that work is run with dedicated equipment and disposal protocols.
Documentation during extraction
Volume extracted, affected square footage, moisture readings at the boundary of the wet area, and photographs before anything is moved. This is not paperwork for its own sake — when the adjuster asks why the pad was removed in three rooms, the answer needs to be a reading, not an opinion.
Common mistakes that cost money
Using a household wet vacuum on a large loss. A shop vacuum has a fraction of the lift of a restoration extractor and no meaningful capacity. It will pull the surface water off a carpet face and leave the cushion saturated, which produces a floor that feels dry and a mold problem underneath it a fortnight later. On contaminated water it also cross-contaminates the machine and everything it touches afterward.
Waiting for the leak to be repaired before extracting. These are separate jobs and they run in parallel. Water sitting for an extra day while a plumber is scheduled is a day of wicking into drywall, cabinetry and framing that did not need to happen. Shut the supply off at the main and get extraction started.
Pulling up carpet yourself. Wet carpet is extremely heavy, tears easily at the seams, and once it is off the tack strip it rarely goes back down without professional stretching. Carpet that could have been extracted, dried in place and saved becomes a replacement because it was moved before it was assessed.
Assuming a dry surface means a dry structure. The floor is the last thing to look wet and the first thing to look dry. What matters is the reading inside the wall cavity, under the cabinet toe-kick and at the bottom plate.
What you can usefully do before we arrive
Stop the water at the main. Photograph everything from the doorway before anything moves. Lift furniture legs onto foil or blocks so finish does not bleed into wet carpet. Move small valuables, electronics and documents somewhere dry. Remove area rugs from wet flooring, since dyes transfer. Then leave the rest — the documentation is worth more than the head start.
